Riberas sits between San Antonio Tlayacapan and Chapala, on the flat land between the carretera and the lake. It is walkable, close to shops and clinics, and full of single-storey homes with gardens, which is why so many retirees settle here and why so many of those homes stand empty from May to November.
The flat ground and the closeness of the lake make water the main issue. Streets on the lower side can hold water after a heavy storm, ground floors get damp, and a clogged patio drain floods a room in one afternoon. Gardens dry out fast in April and May if the irrigation stops.

We recommend it. From June to October a weekly visit lets us clear drains and catch damp before it becomes mold. In the dry season twice a month is usually enough.
