Chapala is the town at the heart of Lakeside, and plenty of its homes belong to people who are only here part of the year. We keep an eye on yours, send photos after every visit, and deal with the small things before they grow.

Looking after a home in Chapala

Chapala is the municipal seat, with the malecón, the market, the banks and the government offices. Many owners here are families from Guadalajara who come on weekends, retirees who spend the summer elsewhere, and investors with a rental between tenants. All of them share the same problem: nobody is opening the house during the week.

Chapala homes are older on average than those in Ajijic, and a lot of them are two or three stories with a rooftop terrace. That means more drains to clear before the rains, more plumbing to run, and more corners for humidity to settle in. Streets closer to the lake also see the water table rise in a wet year.

We visit on the schedule you choose, walk the entire property inside and out, and send you a photo report the same day. Utility bills, property tax, and coordination with the plumber or electrician are handled from here, in Spanish, so you do not have to.

What we check in a Chapala home

The same visit checklist every time, with a few things specific to older, taller houses.

  • Rooftop terraces and bajantes

    We clear downspouts and look at where the roof meets the walls, the usual spot for leaks in older construction.

  • Plumbing on every floor

    We run water on each level so traps do not dry out and smells do not build up, and check the water heater and gas.

  • Humidity near the lake

    Ground floors closer to the shore get damp. We air the house, look at baseboards and closets, and use a dehumidifier if you leave one.

  • Utilities and predial

    CFE, SIMAPA water and property tax paid on time from our side, with the receipt sent to your WhatsApp.

  • Vendors and neighbours

    We are the local number for your gardener, your neighbour and the building administrator, in Spanish, during business hours.

  • Security walk-through

    Locks, windows, gate, lights on rotation, and a note if anything changed since the last visit.

Frequently asked questions

Do you visit homes in Chapala Centro or only the developments?

Both. We work in the town itself, on the malecón and the streets behind it, as well as in Chapala Haciendas, Vista del Lago, Brisas de Chapala and the communities toward Guadalajara.

Can you pay my Chapala water and property tax?

Yes. We pay CFE, SIMAPA water and the annual predial at the municipal office and send you the stamped receipt.

My home in Chapala is a rental. Can you check it between tenants?

Yes. We do a full inspection with photos when a tenant leaves, arrange cleaning and repairs, and prepare the house for the next guest.

How do I get started?
